Bank Loan Valuations

We are approved valuers for the majority of the UK High Street commercial banks. We are therefore authorised on their behalf to value property assets for loan security purposes. We have extensive experience in this field with dedicated specialist surveyors.

Condition Reports

Reports on the condition of a building are often required in connection with commercial leases. If you are a tenant taking a new lease of a building with defects, it is often important to have these defects recorded at the commencement of the lease in order to limit your repairing liability. Such reports are known as Schedules of Condition, which we can prepare on your behalf, liaising with your solicitor in order that they can link this with your new lease.

Upon vacating a tenanted building, should there be a formal lease in place, it will often stipulate obligations upon the tenant to deal with any disrepair that exists, that they may be required to deal with by the Landlord. These requirements often require the preparation and agreement of a Schedule of Dilapidations, which we can prepare and advise upon on behalf of either the Landlord or tenant.

There is often a lack of awareness in terms of repairing obligations from both the Landlord and tenant and in conjunction with your legal adviser we can assist in this respect. Asset Valuations

A valuation of your property asset is often needed for a variety of reasons. We are able to offer the flexibility of providing an informal opinion upon value or a formal report that is produced under the regulations of the Royal Institute of Chartered Surveyors, a standard which is often required by companies, institutions and public bodies. Examples include requirements of accounts, matrimonial/partnership disputes and pension fund requirements.

Energy Performance Certificate

Since January 4th 2009 it became a legal requirement that any commercial property constructed, offered for sale or to let must have an Energy Performance Certificate (EPC). The EPC is part of a series of measures introduced to help potential buyers and occupiers consider the energy efficiency of a building as part of the investment decision to own or occupy the building and ultimately to help address climate change.
