Siemens plant tipped to trigger dash for property

THE proposed wind turbine investment will boost business across the city and not just in the areas around the docks estate, according to Dave Garness, director of Garness Jones. 

 Mr Garness said he expects business directly involved in the construction and transport of wind turbines to seek and secure premises in and around the Associated British Ports (ABP) development at Alexandra Dock. 

But he said the knock-on effect will fuel demand for premises elswhere in the city from businesses whose primary requirements will range from flexibility of leases to ease of access and simply finding a site that is the right size. 

Garness Jones expects significant interest in four key sites along Hedon Road. 

The agency is acting for Wykeland in respect of a vacant unit at Kingston International Business Park in Hedon Road. 

Over the years, the 500,000sq ft park has attracted a number of major concerns. One unit is currently available with a capacity of 75,000sq ft plus expansion possibilities. 

Wyke Works, which is a joint venture in Hedon Road between Wykeland and Hull City Council, offers opportunities presented by four acres of development land to the rear of the main business park. 

Dominic Gibbons, managing director of Wykeland Group, said: “This is extremely positive for the economy. 

“The value added effect could be enormous and will help to sustainably grow the local and regional economy. 

“Along Hedon Road, we can cater for enquiries from 10,000sq ft up to 140,000sq ft via existing buildings, or the ability to design, build and deliver bespoke facilities on existing land holdings.” 

The Ferndale Business Park in Staithes Road offers more than 40,000sq ft of warehouse space, including seprate, good-quality offices within established industrial development.

 Garness Jones is also marketing the St John’s Business Park in Southcoates Lane on behalf of Horncasle Group. 

The site offers units from 3,000sq ft up to more than 55,000sq ft, all available immediately, at low cost and on flexible terms. 

Mr Garness said: “Properties like these will be pivotal because of their proximity to the main development on the dock estate. 

“Some businesses will need to be on the dock estate because of the nature of their work, but others can be a bit more flexible about their location and, of course, may not be able to find enough space on the docks as the area develpos. 

“So, these sites and others like them are a very important piece of the jigsaw. 

“Other areas of the city are also likely to benefit. 

“Sutton Fields may be ideal for businesses that need vacant, affordable sites close to a residential area where they can recruit staff. 

“Some might prefer to be in a part of the city that has easy access to the motorway network. So we’ve got a good mix of properties to offer in the Hull area and that may be one of the reasons Siemens chose to come here. 

“We can offer opportunities for new-build and we have existing buildings of all sizes. 

“Just because the project is huge it does not necessarily mean that all the businesses in the supply chain need big buildings. 

“We have got the full range of property and can offer some very flexible deals to businesses looking to invest in Hull-and that includes the ability to move people in very quickly.
