Garness Jones Reception

TEAMWORK has been the key to the sale of a development site with planning consent for eight residential dwellings.
The land, which represents a car park area at the front of the YPI Sports complex in Chanterlands Avenue, Hull, has been bought by an independent developer, who wished not to be named.
The team acting on behalf of the YPI Trust was Garness Jones, Andrew Jackson Solicitors and Piercy Design Architects.
David Garness, director of Garness Jones, said: "This is a good representation of local expertise working closely together.
"This was essential to overcome some challenges met in the planning and legal process."
The land was deemed surplus to requirements by the trust because it is largely disconnected from the complex facilities, which has extensive car parking adjacent.
The half-acre land was widely marketed and a high level of interest was received with a quoting price for the development of £350,000.
Mr Garness said: "I hope the proceeds raised from this transaction will help them develop their sporting facilities further and be of benefit to the community.
"We received an excellent level of interest in this opportunity, which is a healthy sign for the market, and I am pleased we were able to guide YPI through what, at times, was a challenging process in terms of dealing with the planning and legal issues."
Bill Fisher, partner at Andrew Jackson Solicitors, said: "We were pleased to assist with the planning and legal aspects of this proposal so as successfully to bring this surplus piece of land back into reuse for residential development."
With the planning consent in place, building can take place immediately.
Paul Hodgson, chairman of the YPI Trust, said: "The YPI aims to provide first class facilities for the large number of sports taking place at the centre.
"The front car park is surplus to our requirements and the capital generated from its sale will be reinvested into the site."
