New deal on lease helps businesses pursue development plans

Garness Jones moved quickly to assist a leading office equipment company when issues with a lease threatened to delay plans to restructure the business.

Ed Prescott, Managing Director of Tega (Hull) Limited, turned to Garness Jones for help in finding someone to take on the remaining three years of a site of nearly 10,000 square feet at Stockholm Road on Sutton Fields Industrial Estate.

Dale Gooderham, Associate Director for Industrial, delivered a deal which helped Tega continue with its plans and which has now seen the Mobility Partnership occupy Tega’s former home.

“The timing was superb,” said Ed, who explained the need to move premises was prompted by the decision to split Tega’s business, with the stage hire division moving out of the site – and the company.

“The hire division didn’t fit the strategy of the rest of the business, which is all about office supplies and providing and installing audio visual equipment for business and education. That meant we weren’t really focusing properly so we decided to split it up.”

The problem was that the premises were too big for the two, smaller businesses and the lease still had three years to run.

“Garness Jones helped us find the premises when we moved in seven years ago so we went back to them to see if they could find someone who might take on the lease and enable us to move to the next stage of developing our business,” said Ed.

“They were able to do that, which was great as we already had premises we could go to.”

The Mobility Partnership recently completed its move into the Stockholm Road building from premises at Brookfield Business Park, Shiptonthorpe, which they took as part of a deal with Garness Jones in 2009.

“The Mobility Partnership have enjoyed a good deal of success since making that move nearly three years ago,” said Dave Garness, Managing Director of Garness Jones.

“The move to Stockholm Road is a sign of further expansion for them and is likely to support more growth in the future given the size of the premises and the central location.”

The building provides private car parking at the front and a secure yard at the rear. It has plenty of warehouse space and Tega, which now operates from Sculcoates Lane, Hull, installed additional offices during their time at the site.

“It’s a nice, modern building and having met the people at the Mobility Partnership I think it will tick a lot of the boxes for them,” said Ed.

“But it was too big for us once we decided to concentrate on audio visual equipment and office supplies. Our new home is more suitable for that and we’re very grateful to Garness Jones for helping us to make the move.”
