Property valuations

There can be many reasons for needing a current or retrospective valuation of your property, whether it be at the request of your accountant, for tax or inheritance purposes, or for corporate or compliance reasons, or when you draw down. This is a task our team are highly experienced at carrying out on behalf of clients, ensuring you have accurate valuations, no matter how big or small your property port-folio.

Lease Renewals

It is important for both landlords and tenants to consider their options on a lease when it is due to expire in the coming six to 12 months. Our team will help you take the right course of action, from taking into account the property value to liaising with solicitors and negotiating. For property owners we’ll regularly schedule lease renewals.

Rent Reviews

It is always important to consider the rental value in advance of a review – a service we can provide in the context of the terms of the lease, supported by our extensive knowledge of the commercial property market. We can also negotiate new rents and provide professional submissions and representation in support should the renewal be disputed and challenged.

Schedule of condition reports

It is vital you understand and record the condition of a property at the start of the lease – for both landlord and tenant.

We can provide a Schedule of Condition for this purpose, as unless you’re fortunate, your property may have issues of outstanding repair and maintenance.
