Rent Collection

A dedicated accounts manager and credit controller will oversee the collection of your rent and provide monthly statements.

Should your tenant fall into arrears, our step-by-step arrears procedure will be engaged and you will be kept up-to-date with our activities.

We will also guide you through your options should persistent arrears continue.

Our team is supported by a bespoke management system so we can manage the collection of rent and report performance to ensure that it is at its best.

Service Charge Management

Are you a landlord or tenant, or part of a multi-occupied property requiring maintenance?

Dealing with the interests and needs of multiple occupiers of a building, as well as the complexity of the service charge element of leases, is a complicated issue, but one we have many years of experience and expert surveyors dealing with.

This is a specialist but unregulated sector and many operators manage service charges without appropriate experience and skills.

For a new development, we use our experience in advising developers to set out service charge structures correctly, enhancing the saleability or lettability of a scheme, and removing potential future headaches and challenges.

Disputes

Unfortunately some disputes cannot be avoided and it is sometimes difficult for a landlord to resolve their dispute given their direct communication with their tenant. Garness Jones can provide an arms-length service to allow any dispute to be immediate to a resolution.

Maintenance

Our network of excellent and trusted service providers (including roofers, engineers, architects and contractors) means we are confident all works and repairs will be completed to the highest standard. Our service providers are controlled and monitored by our own Facility Manager so you can be assured works are completed on time and as required.

Through these contractors we can provide a 24/7 emergency repair and maintenance service.
